Immanuel & Associates Realty Incorporated
Where Vision Meets Ground.

Immanuel & Associates Realty Incorporated (IARI) is a Philippines SEC-registered real estate company headquartered in Bonifacio Global City, Taguig. We specialize in industrial, commercial, and strategic real estate within the Luzon Economic Corridor — with a primary focus on New Clark City and the Clark–Tarlac–Batangas industrial node network.
Our name is a covenant commitment. Immanuel — Hebrew for "God with us" — is not a brand choice. It is a declaration that every property we place, every transaction we execute, and every relationship we build will be held against the question: does this serve those who inhabit it?
IARI is led by Christopher Tudtud — a dual U.S.-Philippine citizen and 20-year Fortune 500 supply chain executive — and Randy De Vera Rosales, Chief Strategic Officer and Corporate Secretary. Together, they bring institutional discipline, Philippine market depth, and a commitment to transparent, compliant real estate practice that is rare in the Corridor.
Compliance & Registration
Our Strategic Position
IARI is not a general real estate company. We are specifically and deliberately positioned within the Luzon Economic Corridor — the joint U.S.–Philippines infrastructure initiative designated under the Partnership for Global Infrastructure and Investment (PGII) — where the convergence of semiconductor manufacturing, life sciences logistics, and executive housing is creating one of Southeast Asia's largest industrial real estate opportunities.
Industrial land, facility shells, and PEZA ecozone properties within the New Clark City Economic Security Zone. Serving anchor tenants in semiconductor, advanced packaging, pharmaceutical, and logistics sectors with compliant, DFC-financeable real estate solutions.
Residential development within the Alpha 2 campus and surrounding LEC nodes — purpose-built executive accommodations, workforce housing, and community-integrated residential for the 56,000+ workers the Corridor will employ over the next decade.
Land identification, due diligence, title review, and acquisition strategy for multinational corporations entering the Luzon Economic Corridor. IARI navigates BCDA, PEZA, BOC, and Philippine SEC compliance — so our clients focus on their operations, not their paperwork.
The Luzon Economic Corridor
Project Alpha 2 — the master-planned industrial campus IARI is built around — represents the single largest activation of the LEC. The companies that will anchor it are identified, their requirements are known, and IARI exists to serve them.
Target Sector Demand Drivers
What We Do
01
PEZA ecozone industrial facilities, GMP-compliant facility shells, cold chain infrastructure, and commercial real estate within the LEC node network. Structured for PEZA incentive eligibility, DFC co-financing compatibility, and MNC operational requirements from day one.
02
Executive accommodations and workforce housing integrated within the Alpha 2 campus and surrounding LEC communities. Addressing the residential demand generated by 56,000+ new workers, engineers, and executives relocating to the Luzon Economic Corridor over the next decade.
03
End-to-end real estate advisory for multinational corporations navigating Philippine land acquisition, BCDA-PEZA compliance, title due diligence, and market entry. IARI's insider positioning within the LEC — including active PEZA Expression of Interest and executed BCDA-PEZA ICA — means our clients move faster with fewer risks.
Why IARI
IARI is registered with the Anti-Money Laundering Council as a Designated Non-Financial Business & Profession — one of the very few Philippine real estate companies to hold this certification. Full KYC/AML framework, sanctions screening complete, and an institutional compliance posture that satisfies DFC, international banking, and SEC due diligence requirements.
IARI is not approaching the Luzon Economic Corridor from the outside. With an active PEZA Expression of Interest, an executed BCDA–PEZA Investment Cooperation Agreement, and a U.S.–Philippines Semiconductor Security Golden Node designation, IARI operates from within the LEC's most critical regulatory and institutional frameworks.
Led by a dual U.S.-Philippine citizen with 20 years of Fortune 500 supply chain executive experience — including global logistics leadership across 130+ countries and recognition as the NASSTRAC Shipper of the Year — now applied to Philippine real estate at an institutional standard that most local developers have never operated at.
IARI's real estate assets within the Alpha 2 campus are eligible for U.S. International Development Finance Corporation (DFC) co-financing. This enables below-market lease structures for MNC tenants and competitive financing unavailable to standard Philippine real estate developers.
Every IARI transaction is held against a covenant standard — not just legal compliance, but ethical integrity at every stage. The name "Immanuel" is a daily accountability standard. This translates into fiduciary practices, transparent deal structures, and long-term relationship orientation that our partners and clients consistently report as unlike any real estate engagement they have had before.
IARI's real estate program serves both Philippine government priorities (BCDA, PEZA, LEC groundbreaking mandate for 2028) and U.S. government strategic objectives — including DFC co-financing frameworks, semiconductor supply chain security initiatives, and the PGII infrastructure partnership. This dual-mandate alignment is an institutional credibility signal no competitor can replicate.

— Acts 17:28 · The Operating Standard of IARI
The name Immanuel — God with us — is not a decorative choice. It is the weight we carry into every land survey, every negotiation, every contract. It means that when you do business with IARI, you are engaging an institution where the standard is not set by the market — it is set by something higher than the market. That standard does not move with the deal. It holds regardless of who is watching.
